Steps

GET PRE-APPROVED
Getting pre-approved for a mortgage will inform you about how much a lender is willing to lend and what down payment will be required of you. This will guide you in knowing the price range of homes you should be asking to tour. To get prequalified, you just need to provide some financial information to your mortgage banker, such as W-2s, pay stubs, bank account statements, etc. so your lender can verify your financial status and credit. You can start with your personal bank or any mortgage lender.

START TOURING HOMES
I will sign you up to receive emails of the most up-to-date listings that match your unique home requirements and desires so you can let me know which ones you would like to tour. Typically, I will set up multiple tours in one day so you can compare a bunch homes in one time frame. Sometimes it takes only seeing a few homes, and sometimes it takes a month to find the one you love! Take as much time as you need to find the right home.
Once you have found the home you would like to purchase, we will work together to negotiate a fair offer based on the value of comparable homes in the same neighborhood. Once you and the seller have reached agreement on a price, the house will go into escrow, which typically takes about 30-45 days to close.

SCHEDULE HOME INSPECTIONS
Typically you will have 10 days to complete all inspections of the home and renegotiate your offer or withdraw it. These inspections are done to check for signs of structural damage or signs of other items that may need to be fixed by the seller before you are comfortable with going through with the purchase.

WORK WITH MORTGAGE BANKER TO SELECT YOUR LOAN & HAVE THE HOME APPRAISED
Every home buyer has their own priorities when choosing a mortgage. Some are interested in keeping their monthly payments as low as possible. Others are interested in making sure that their monthly payments never increase. Work with your mortgage banker to select the loan that fits your needs. Your lender will want to arrange an appraisal of the home to ensure you are paying a fair price for the home.
6.
WORK WITH LENDER AND TITLE COMPANY TO COMPLETE ALL PAPERWORK
There is a lot of paperwork included in purchasing a home. You will need to work with your lender and title company to make sure the process is moving along in a timely manner.
7.
CLOSE THE SALE
Sign all paperwork and provide payment for all closing costs.
